What is the difference between a custom home and a spec home?
A custom home is a house designed by the homebuyer. The buyer is responsible for choosing and customizing every detail, from the floor plan to the windows, doors, countertops, and light fixtures. Although rewarding, designing your own home can be tedious and stressful. A spec home is a home built and designed 100% by the builder. The homebuyer doesn’t have to worry about making endless decisions about each detail of their home.
What is the cost of a new construction home in East Texas?
The cost of a home built by Martin Construction depends entirely on its size and location. Our spec homes typically range from about $250,000 to $600,000. Custom homes are bid based on the client’s specifications.
How long does it take to build a new construction home?
In many cases, we can build a home in roughly 6 months. Even though we pre-plan all of our homes, we still can experience challenges throughout the process due to circumstances out of our control.
When should I apply for financing?
To buy a move-in-ready spec home, you need to get pre-approved for the total sales price. We will finance the construction, so the lender will begin their due diligence around 30 days before the project is finished. For custom homes, you will need to discuss construction loan options with your lender prior to starting the bid process.
Where does Martin Construction build new homes?
We work primarily in Nacogdoches and surrounding areas. We also build beach homes in Crystal Beach, TX.
Do I need a real estate agent to buy from Martin Construction?
You don’t need a real estate agent to purchase a pre-built spec home with us. However, many of our homes are sold by REALTORS. The cost of your home will be the same with or without a real estate agent.
Can I see homes currently under construction?
Absolutely! We would be happy to walk you through any of our homes that are currently under construction!
